School Yard Cavity Barriers

Flexible strip cavity barrier used to provide cavity seal.

The School Yard is set to deliver a hub where leisure, learning and living combine, a mere stone’s throw from the centre of England’s bustling second city.

Its primary feature is its Grade II Listed clock tower. Originally designed as a school, it is now home to several chic restaurants and a community food school. It is an innovative and multi-tiered project which looks to the building’s past for its inspiration.

The project, which is a development of property developers EDG Property, has been split into two phases.

The initial phase was to restore the 19th-century buildings, which wrap elegantly around a newly refurbished, leafy square – the former school yard from which the project derives its name.

The second phase, which is currently underway, will comprise a new residential build housing 13 luxury homes in a sleek, zinc-clad structure designed by award-winning architecture firm, BPN Architects.

In order to meet the building regulations, Envirograf® Product 55 (flexible strip cavity barrier) has been used to help protect the external walls of the residential part of the project. Product 55 consists of a thin, flexible strip of PVC and foil clad intumescent material which adheres to surfaces with a self-adhesive backing tape. It works like other intumescents by expanding under heat, forming a medium pressure lock against the external wall, giving full protection from fire without affecting the stability of the outer wall itself.
Envirograf® Product 55 has been tested to BS476 parts 20 & 22 and BS EN 1363-1 (1999), giving between 60 and 120 minutes of fire protection. The strips themselves are able to be cut to any length and are supplied with a joint sleeve to seal off the ends of the strips where they have been cut. The coloured plastic sleeving on the strips, which is available in a range of colours to suit the project, is robust enough to resist any potential damage that may be done during the fixing process, as well as being weather and wildlife resistant.
